How to assess new homes or home designs, as well as subdivision designs, before purchase.

If the majority of the items in this numbered Checklist are met, your home will be more likely to meet your changing needs, as well as make it a more liveable, safe, secure, cost-efficient and environmentally-friendly dwelling, and subdivision, in which to live. New homes should provide a diversity of well-designed and constructed accommodation types that support the varying needs of residents in an affordable, environmentally-sustainable and socially-responsible way. This includes efficient use of land, water, energy and built infrastructure. Or do you want to accept the minimum legislated requirements and have to deal with climate change effects (and costs) yourself? On the other hand, property developers need to satisfy the needs of their market (ie Property Buyers buying off the plan homes), otherwise they may not sell their subdivision properties and be subject to financial risk. Work with developers or their staff to complete this checklist so that you can negotiate adjustments needed and also have written confirmation of what your purchase includes.

Checklist information is based on content from the websites listed under Further Enquiries (page 31), including Your Home (Australian Government), The Design Policy for Social Housing (Tasmania), Sustainable Subdivisions Framework CASBE Victoria, Heart Foundation Guides, Greenstar Homes and HIA Greensmart.

DISCLAIMER: This Checklist has been created for general information purposes only. While the Checklist has been created with all due care, no warranty is given as to its suitability for any particular purpose and users should obtain their own advice relevant to their situation and specific needs.
